Investment Property Loan Requirements (NZ)
Minimum 30% Deposit (can change with banks discretion)
Most lenders require a 30% deposit for standard investment properties. However, if you already own a home, you may be able to use the equity in that property instead of cash.
Rental Income Evidence
You’ll need to provide either:
- A signed tenancy agreement (if already tenanted), or
- A rental appraisal from a property manager or real estate agent (for new or vacant properties)
Clear Credit check
As any home loan application it requires you to have clear credit check.
Benefits of an Investment Property Loan
Tax Deductibility
Interest on the mortgage may be tax-deductible (subject to current tax legislation and phase-outs for existing properties—speak to your accountant for tailored advice).
Use of Existing Equity
You don’t always need to save up a full deposit—if you have enough equity in your home or other property, we can help you leverage that equity to secure funding.
Portfolio Growth
Property investment is a powerful long-term wealth-building strategy, allowing you to generate passive income and grow your asset base.
New Build Investment Properties – Lower Deposit Options
New build investment properties are exempt from standard LVR (Loan-to-Value Ratio) restrictions. This means:
· You may only need a 10% deposit
· You can access favourable lending terms
· You're investing in a low-maintenance, high-efficiency property This makes new builds an attractive option for both new and seasoned investors.
